Virtus were appointed under a 2 stage tender and worked closely with the client team to progress the design from stage 2 to ‘for construction’ and ultimately deliver a first rate project under extremely rigid budgetary constraints.
On commencement of site works, strip out back to structure was carried out, including the removal of all M+E systems and associated plant.
Externally the existing façade, windows and roofing were removed to make way for a remodelled exterior with improved symmetry and balance within the streetscape.
Internally modifications were undertaken to remove structural elements restricting the previous reception to provide an open and welcoming reception.
Relocation of the passenger lift and WC facilities also improves the occupier experience.
Structural adjustment of terraces created additional floor space.
The main floor spaces opened up a previously hidden structural coffered soffits and carefully designed lighting within these features provides the wow factor in the resulting Cat A space.
Main Stairs / WC’s / Reception are fitted with bespoke joinery elements with a repeating theme for continuity.
To the side entrance in Pollen Street, Virtus worked closely with Architect and Artist to take a specially commissioned, public work of art design, from concept through manufacture to installation.
Full new M+E systems were designed and installed including new roof plant area and screening.
