The project commenced with the strip out of an existing redundant 2 storey Bistro forming part of a live office block located within the Covent Garden area.
The project commenced with the strip out of an existing redundant 2 storey Bistro forming part of a live office block located within the Covent Garden area.
This moved onto the strip out of part office space including structural works within the basement to complete to Cat A, this allowed a 3rd party restaurant company to undertake their own fit out. Part of the requirements was the installation of a fully fire rated extract duct routed from the basement to roof level via the external lightwell including conforming to local planning requirements.
The reception area was fitted out whilst in occupation including toilets at ground floor level.
The challenges faced was the restrictive nature of the building for access and proximity of both tenants within the building, tenants in adjacent offices and residential dwellings locally. All major works forming disruption to the smooth running of the building were undertaken outside normal hours, including the erection of the full scaffold within the light well to install the extract duct and cladding. Reception works had to be programmed to allow full access at all times for the tenants working on all floors within the building, this included the laying of a new tiled floor and both lift floors. Toilets were totally refurbished, again these had to be phased to ensure enough toilet facilities were available at all times.
