The Cat A refurbishment at 6-24 Britannia Street, London, involved converting a ground floor art gallery into a modern office space while upgrading the building’s common areas.
The scope included the installation of a mezzanine floor, staircases and architectural balustrades. A utility sub-station, new MEP systems and feature lighting. Along with asbestos removal and window replacements, the restoration of an existing polished concrete floor.
The project required close coordination and communication with Network Rail due to the site’s proximity to a railway. Various challenges included securing necessary regulatory approvals on time, ensuring strict safety measures, managing limited working hours, controlling vibration and noise, navigating access restrictions, and maintaining robust contingency planning. A late change, resulting in the roof replacement took place eight weeks prior to completion.
Despite these complexities with timing and build ability, the project was delivered on time, resulting in a high-quality office space that met the Client’s objectives and enhanced the building’s performance.
