A high end reconfiguration project from office space to 7 high spec residential apartments.

The premises were a combination of a retail unit to the ground and basement, together with office space to the upper floors 1-4. Reconfiguration of the retail unit was undertaken to remove structural elements and improve the retail space for a prospective tenant. The upper floors received extensive structural alteration and refurbishment to provide 7 high class contemporary residential apartments
The principle difficulties were the logistical elements of the project; firstly access to the project through an extremely busy area of London’s West End with single one way road access combined with high pedestrian footfall. These hurdles were overcome with strong management procedures to ensure deliveries, waste removal and scaffold erection were undertaken during quiet periods and cordoned off from the passing public. Secondly, there was extremely limited storage space on site which required strong coordination with trades contractors to ensure efficient works on site together with just in time deliveries.
The works were on budget and on time to the delight of the client.
