The project commenced with the complete strip out of an existing 5 storey, plus basement, office building based centrally within the Covent Garden area. The client had gained planning sign off to alter the 1st to 4th floors into residential apartments with the Ground floor remaining as a retail unit.
Following the initial strip out, structural works were undertaken and acoustic/fire breaks were formed between each floor, roofing repairs were required including a new slate roof and a new roof to the 1st floor where external mechanical plant was installed within acoustic shrouds. Floor substructures were completed to allow partitions to be formed, 1st fix services and ultimately final finishes. New staircases were installed to all floors within the common areas including a feature stairs between 3rd and 4th floor duplex apartment. On completion of the works the building was tested for both acoustic and air tightness.
The challenges faced was the restrictive nature of the building for access and egress for materials. During the initial strip out additional asbestos material was discovered within the floor voids resulting in delays to enable the licenced removal company to safely remove the ACM. Due to the timing of the roof replacement a temporary scaffold roof was erected, with the design requiring back propping at the front and rear of the building stopping works being undertaken until the scaffold had been removed. The contract required the early hand over of the Ground floor shop unit meaning another contractor would be working within the same overall area.
