Virtus refurbished the 6th floor and WCs at 12 Arthur Street, including new ceilings, MEP works, and high-end finishes. Early procurement and value engineering helped meet budget and timeline.

Virtus were instructed by CIT Group on a two stage basis to carry out the Cat A refurbishment of the 6th floor in the fully occupied 12 Arthur Street including common part WCs.
The works involved the complete strip out of the existing 6th floor back to shell. Following this we had to determine new datum levels for a new SAS ceiling system with integrated plasterboard bulkheads to ensure setting out reflected the new fully co-ordinated MEP works, which included a new VRF system and the positioning of plenums and grilles, sprinkler works and LED strip lighting. We also undertook a refurbishment of the existing 6th floor common parts areas, this covered new stone and brass architectural wall cladding to the lift lobbies, floor tiling, replacement cubicles and IPS and senor vanity mirror units to the WCs.
There were a number of challenges experienced throughout the course of the project. Firstly during the second stage of the tendering process through our collaborative design process we identified a number of long lead items where, with the clients consent, we were able to order under an early LOI before entering into contract to ensure their tight programme timescales could be met. During this same process we were also able to identify a number of VE options, for instance retaining of the existing RAF system, which were able to mitigate some budget constraints.
From the outset the project was under even more time pressure than is normal for refurbishment works of this nature due to the constraints associated with a potential tenant. The works were further accelerated whilst under construction to successfully meet the incoming tenants requirement with all works on the floor plate completing to the project teams satisfaction within the reduced timeframe.
Finally there were also some logistical issues during the project arising due to the building being occupied throughout the construction period, we installed noise monitoring equipment on adjoining floors as well as identify any noisy works in a timely fashion to alleviate wherever possible the impact on adjoining tenants.
