Following the success of previous projects, Virtus was once again commissioned by the same client to deliver another CAT A refurbishment within the same building. This repeat engagement was a testament to the trust and confidence built during our earlier collaboration. Drawing on insights from the first scheme, we were able to streamline delivery, maintain consistency in quality, and minimise disruption to the building’s operations. It was an opportunity not only to replicate success but to refine and elevate the approach, ensuring the client’s asset continued to meet the highest standards.
The latest project involved transforming a 5,900 sq ft traditional office floorplate into a modern, energy-efficient workspace designed for comfort, flexibility, and performance. Every decision reflected our commitment to creating future-ready environments that support the demands of today’s agile workforce. At the heart of the design was a state-of-the-art underfloor air conditioning system, providing optimal climate control and adaptable zone management. This solution allowed for easy reconfiguration as layouts evolve, ensuring long-term flexibility.
To enhance acoustic and thermal performance, we installed high-performance secondary glazing, improving energy efficiency while promoting occupant well-being. Complementing this was a fully integrated intelligent lighting system, delivering dynamic, automated illumination that responds to occupancy and natural light levels. This not only reduced energy consumption but created a bright, balanced environment that fosters productivity and comfort.
Every element of the refurbishment was carefully selected to improve sustainability and operational performance. From advanced HVAC systems to smart lighting, the design supports ESG objectives and delivers measurable savings. The result is a high-spec, future-ready workspace that combines technical innovation with user-centric design—positioning the building as a competitive, attractive asset in a demanding market. More importantly, it reinforces Virtus’s ability to build lasting partnerships and deliver exceptional results across multiple phases.
