Virtus were approached to develop proposals for a landlord led fit-out in Kings Cross, with a brief to deliver a scheme that addressed accessibility concerns and refurbish the space, ready for market.

Through close collaboration with Clearbell Capital, the Virtus Designworks team established a new layout for the space which included two meeting rooms, a new welcome area, enhanced breakout facilities and refreshed end of journey facilities. With the layout, design brief and sustainability ambitions established, the Virtus commercial and construction teams were able to provide a detailed cost plan and programme that aligned with the Clients expectations.

Whilst refreshing the space was a key priority, there was an ambition to provide better accessibility to the split level floor. A platform lift was introduced and integrated into the welcome area joinery to provide a considered sense of arrival that complemented the natural route onto the office floor from the lobby.

Sustainability was at the heart of the design – Working alongside Marshe Keene as delivery Architects, we successfully reused all the existing glazed partitions and converted two of the original non accessible toilets, into one larger compliant toilet.

During the fit out of the office space, Virtus were asked to redesign and refresh the communal lobby of the building. Through creative site management and a collaborative approach, both elements of the scheme were delivered two weeks early and on budget.
