A logistically challenging residential project in Shoreditch, but one the whole project team can be proud of!

Virtus joined this residential redevelopment in Old Street after the previous contractor had partially completed the works. We quickly assessed the project, established a clear delivery strategy, and progressed the development through to completion. The scheme included the reconfiguration of the fifth and sixth floors, the construction of a new mansard roof extension with a steel frame, the installation of a new lift and smoke shaft, and the creation of 16 high-quality apartments.

This residential redevelopment in Old Street transformed an existing commercial building into a contemporary residential destination close to the City of London. We maximised the available floor area to create bright, spacious homes that make the most of the building’s central location. In addition, the upper floors enjoy impressive views across the London skyline. Each apartment features a modern kitchen and bathroom, while selected homes also benefit from full underfloor heating.

However, the project presented a number of logistical challenges. The building occupies a busy one-way street near Old Street Junction and sits within a densely populated urban environment. Therefore, we carefully coordinated all deliveries and waste management operations to minimise disruption to local businesses, residents, and road users.

Furthermore, key stages of the programme required temporary road closures to facilitate crane lifts and major construction activities. At the same time, the site offered access through a single staircase and provided no dedicated storage space. Consequently, we implemented a strict just-in-time delivery strategy to maintain efficiency and keep the programme on track.

Through careful planning, proactive stakeholder engagement, and effective site logistics management, we successfully delivered this residential redevelopment in Old Street. The completed scheme provides 16 high-quality homes in a sought-after London location while maximising the potential of the existing building through thoughtful refurbishment, extension, and reconfiguration.
