Our CAT A refurbishment works transformed the existing 5,900 sq ft office floorplate into a modern, energy-efficient workspace. Following the success of previous projects, Virtus was once again appointed by the same client to deliver the scheme. This repeat appointment reflects the strong relationship established through our earlier collaboration.
Building on that experience, our team streamlined delivery while maintaining consistent quality and minimising disruption. As a result, we refined our approach and ensured the client’s asset continued to meet high standards.
The latest project transformed a 5,900 sq ft traditional office floorplate into a modern, energy-efficient workspace. The design focused on comfort, flexibility and performance while creating an environment suited to an agile workforce.
At the heart of the refurbishment, we installed a state-of-the-art underfloor air conditioning system. This provides effective climate control alongside adaptable zone management. Importantly, the system also supports future layout changes, giving the workspace greater long-term flexibility.
In addition, high-performance secondary glazing enhances acoustic and thermal performance while supporting occupant comfort. A fully integrated intelligent lighting system complements these improvements. The system responds to occupancy and natural light levels, helping to reduce energy consumption. At the same time, it creates a bright and balanced working environment.
Throughout the refurbishment, we carefully selected solutions that enhance sustainability and operational performance. From advanced HVAC systems to intelligent lighting, each element contributes to the client’s wider ESG objectives.
Ultimately, the completed CAT A refurbishment combines technical innovation, flexibility and user-focused design. The result is a high-spec, future-ready workspace that strengthens the building’s appeal within a competitive market. Moreover, the project demonstrates Virtus’s ability to build lasting client relationships and deliver consistent results across multiple phases.
