Virtus delivers high-quality commercial fit-out and refurbishment projects across London and beyond with project values up to £15m. We pride ourselves on our ability to undertake refurbishment, fit out and those projects that involve elements of cut and carve, often within occupied buildings where quality, client service and programme certainty are essential. This role offers genuine ownership of projects, close support from senior management and clear opportunities for career progression.

We are looking for an experienced Project Manager to lead projects from pre-start through to handover. You will be responsible for the successful day to-day delivery of projects, ensuring that the works are delivered safely, to the required quality, within the agreed programme and in accordance with the contract and commercial objectives.

You will act as the principal link between the client, consultant team, Virtus project team and supply chain, maintaining clear communication, effective decision-making and proactive management throughout the project lifecycle.

This is a hands-on delivery role requiring strong leadership, commercial awareness and excellent client-facing skills. The successful candidate will be expected to anticipate issues rather than simply report them, maintain control of the project programme and ensure our projects are delivered safely, to a high standard and in accordance with our contractual commitments.

Take day-to-day ownership of the project from internal handover through construction, completion and close-out.

Establish clear project objectives, priorities, responsibilities and reporting procedures.

Chair project and subcontractor meetings as required and ensure actions are recorded, allocated and closed out.

Maintain effective communication between the client, consultants, subcontractors and internal Virtus team.

Escalate significant risks, delays, commercial issues or client concerns to the Contracts Managers.

Act as a key day-to-day point of contact for the client and consultant team.

Build strong, professional relationships and represent Virtus positively at all times.

Attend and contribute to client progress, design, commercial and coordination meetings.

Proactively identify matters requiring client or consultant decisions and obtain information in sufficient time to protect the programme.

Present solutions alongside problems and escalate significant issues appropriately.

Take ownership of the construction programme alongside the Contracts Manager.

Review progress against key dates, milestones and sectional completion requirements.

Coordinate design, procurement, approvals and construction activities to support the programme.

Identify programme risks and potential delays at the earliest opportunity.

Develop mitigation and recovery measures where progress falls behind programme.

Coordinate works around client operational requirements, access restrictions, shutdowns and other project constraints.

Work closely with the Design Manager and consultant team to ensure information is available when required.

Monitor drawings, specifications, RFIs, technical submissions and approvals.

Ensure buildability, sequencing and site constraints are considered during design development.

Coordinate subcontractor design and specialist input.

Proactively resolve design discrepancies and technical queries before they affect construction.

Promote a strong health, safety and welfare culture across the project.

Ensure subcontractors understand and comply with project-specific requirements.

Participate in project inspections, audits and reviews.

Challenge unsafe practices and ensure concerns are acted upon promptly.

Lead by example in maintaining Virtus standards on site.

A successful Virtus Project Manager will deliver projects that are safe, well organised, commercially controlled,
on programme and completed to a high standard, while maintaining a positive relationship with the client and
consultant team.

They will create confidence that the project is under control, keep senior management informed without requiring
day-to-day intervention, and take personal responsibility for driving the project through to a successful
completion.

We are looking for someone who is comfortable taking ownership and accountability for their projects.

You will be organised, commercially aware and able to manage multiple priorities while maintaining strong
relationships with clients, consultants, subcontractors and colleagues.

You should be confident making day-to-day decisions, challenging where necessary and escalating issues when
appropriate. Most importantly, you should have a proactive approach – identifying what needs to happen next
rather than waiting for issues to arise.
