Cat B office fit-out works for Eden McCallum transformed 8,600 sq ft of Cat A space into a fresh, creative and welcoming workplace. Developed from a Cat A base build by The Crown Estate, the new office brings together client meeting rooms, video conferencing facilities, telephone booths, reception, breakout spaces and an open-plan working environment.

Virtus worked closely with the client and wider project team to translate an innovative design into a practical and attractive workplace. As a result, the completed scheme combines distinctive finishes with spaces designed around different ways of working.

Contemporary Cat B Office Fit-Out

The design aimed to create an exciting workplace with a strong visual identity. Therefore, the Cat B office fit-out incorporated a varied combination of meeting, collaborative and focused working areas.

Client meeting rooms provide dedicated spaces for conversations and presentations. Meanwhile, a video conferencing room supports virtual meetings, while individual telephone booths provide more private areas away from the open-plan office.

In addition, the reception creates a welcoming arrival experience. Breakout facilities offer informal spaces for staff, while the open-plan workplace forms the heart of the new office.

Delivering Within a Cat A Base Build

Virtus delivered the new workplace within the existing Cat A base build. Consequently, our team had to carefully coordinate the new layout and finishes around the building’s existing conditions.

The property also presented specific limitations and stringent landlord requirements. Rather than allowing these constraints to compromise the scheme, the project team developed the design around them.

Close collaboration helped protect the design intent while ensuring the project remained practical and achievable. Ultimately, this teamwork contributed to the quality of the finished office.

Central London Office Fit-Out Logistics

The central London location presented another important challenge. Congested surroundings required careful planning to ensure deliveries and site activities progressed efficiently.

Therefore, Virtus implemented a considered logistics strategy throughout the works. Careful coordination helped the team manage the constraints of the location while maintaining progress against the programme.

Moreover, proactive planning allowed the construction team to focus on delivering the required quality without losing sight of time or cost.

The Cat B office fit-out proved particularly memorable thanks to its distinctive design, collaborative client relationship and strong team approach.

Virtus completed the 8,600 sq ft project on time and under budget. Most importantly, the finished workplace provides Eden McCallum with a fresh and contemporary office that combines client-facing spaces, technology, breakout facilities and flexible open-plan working.

The project demonstrates Virtus’ ability to deliver creative Cat B environments while managing landlord requirements, building constraints and the logistical challenges associated with central London construction.
