A high end reconfiguration project from office space to 7 high spec residential apartments.
Residential refurbishment formed the main focus of this extensive project in London’s West End, transforming four floors of existing office accommodation into seven high-quality contemporary apartments. Virtus carried out significant structural alterations and reconfiguration works to maximise the potential of the existing property.
The building also included retail accommodation across the ground floor and basement. Alongside the residential works, Virtus reconfigured this space to improve its layout and prepare it for a prospective tenant.
Residential Refurbishment
The upper floors previously provided office accommodation across Levels 1 to 4. As part of the residential refurbishment, Virtus extensively altered and reorganised these floors to create seven contemporary apartments.
The transformation required significant structural works to support the new residential layouts. As a result, we could make better use of the available space and give the upper floors an entirely new purpose.
The completed apartments provide modern residential accommodation within a sought-after West End location. Moreover, the wider refurbishment allowed both the residential and commercial elements of the property to benefit from a coordinated programme of improvements.
Structural Alterations and Residential Conversion
Structural alterations played a significant role in the project. Virtus carefully coordinated these works with the wider refurbishment programme to maintain progress throughout the development.
At ground and basement levels, we also altered the existing retail unit. This included removing structural elements to improve the available retail space for a future occupier.
Together, the residential conversion and retail works maximised the potential of the existing building while responding to the different requirements of each area.
Residential Refurbishment in a Constrained Location
The central London location presented several logistical challenges. In particular, the site sat within an extremely busy area of the West End with significant pedestrian footfall and restricted one-way road access.
Therefore, careful logistics management remained essential throughout the programme. Virtus coordinated deliveries, waste removal and scaffold erection during quieter periods wherever possible.
In addition, we carefully segregated these activities from the passing public. This approach helped maintain safe access around the site while allowing construction to progress efficiently.
Managing Deliveries and Limited Storage
Limited storage space created another challenge for the project team. Consequently, Virtus coordinated closely with trade contractors to manage the flow of materials onto the site.
We adopted a just-in-time delivery approach to ensure materials arrived when required. This reduced unnecessary storage and helped keep working areas clear.
Furthermore, careful coordination between trades supported an efficient construction programme despite the constraints of the West End location.
Successful Residential Refurbishment
Virtus completed the residential refurbishment on time and within budget, delivering seven high-quality contemporary apartments alongside improvements to the property’s retail accommodation.
Ultimately, the project demonstrates Virtus’ ability to undertake complex residential conversions and refurbishments within constrained central London locations. Careful planning, structural expertise and proactive logistics management allowed us to overcome the site’s challenges and successfully unlock the potential of the existing building.
