Sustainability was at the heart of the design – Working alongside Marshe Keene as delivery Architects, we successfully reused all the existing glazed partitions and converted two of the original non accessible toilets, into one larger compliant toilet.
From the outset, the Virtus Designworks team worked closely with Clearbell Capital to reimagine the space. Together, we developed a new layout with two meeting rooms, a welcoming reception and enhanced breakout facilities. The design also incorporated upgraded end-of-journey amenities.
Once we established the design vision and sustainability objectives, our commercial and construction teams developed a detailed cost plan. We also created a programme aligned with the client’s budget and timescales.
Improving Accessibility Through Office Refurbishment
Improving accessibility played a central role in the refurbishment. Therefore, we introduced a new platform lift to connect the split-level floorplate. Furthermore, we integrated the lift into bespoke reception joinery. This created a seamless arrival experience while improving access throughout the office.
Sustainable CAT A+ Fit-Out Solutions
Sustainability also underpinned every stage of the project. Working alongside Marshe Keene as delivery architects, we retained and reused all existing glazed partitions. As a result, the approach significantly reduced material waste.
In addition, we combined two non-accessible toilet facilities to create a larger, fully compliant accessible WC. This provided improved facilities for future occupiers.
Delivering the King’s Cross Office Fit-Out
During the office fit-out, the client appointed Virtus to redesign and refurbish the building’s communal entrance lobby. Consequently, our team carefully coordinated both workstreams to minimise disruption and maintain progress.
Through proactive site management and close collaboration, we delivered the office refurbishment and lobby upgrade two weeks ahead of programme. Crucially, we also completed the works within budget.
