Sustainability was at the heart of the design – Working alongside Marshe Keene as delivery Architects, we successfully reused all the existing glazed partitions and converted two of the original non accessible toilets, into one larger compliant toilet.
Virtus partnered with Clearbell Capital to deliver a landlord-led office refurbishment in King’s Cross. The brief focused on improving accessibility, modernising the workplace, and creating a high-quality CAT A+ fit-out ready for market.
From the outset, the Virtus Designworks team worked closely with Clearbell Capital to reimagine the space. Together, we developed a new office layout featuring two meeting rooms, a welcoming reception area, enhanced breakout facilities, and upgraded end-of-journey amenities. Once we established the design vision and sustainability objectives, our commercial and construction teams produced a detailed cost plan and programme that aligned with the client’s budget and timescales.
While refreshing the workplace remained a key priority, improving accessibility also played a central role in the refurbishment. Therefore, we introduced a new platform lift to connect the split-level floorplate. Furthermore, we integrated the lift within bespoke reception joinery to create a seamless arrival experience and improve access throughout the office.
Sustainability underpinned every stage of the project. Working alongside Marshe Keene as delivery architects, we retained and reused all existing glazed partitions, significantly reducing material waste. In addition, we combined two non-accessible toilet facilities to create a larger, fully compliant accessible WC that better serves future occupiers.
During the office fit-out, the client also appointed Virtus to redesign and refurbish the building’s communal entrance lobby. Consequently, our team carefully coordinated both workstreams to minimise disruption and maintain programme momentum. Through proactive site management and close collaboration with all stakeholders, we delivered both the office refurbishment and lobby upgrade two weeks ahead of programme and within budget.
The completed commercial office refurbishment provides a modern, accessible, and sustainable workplace that enhances occupier appeal while supporting the building’s long-term value.
