A modernised 9,500 sq ft office space with a relaxed open plan feel in the heart of The City.
Sustainable Cat A+ fit-out works transformed a dilapidated, heavily partitioned 9,500 sq ft office floor into a contemporary open-plan workplace. The design and build project created meeting pods and space for more than 100 sit/stand workstations, alongside breakout areas, tea points and refreshed external terraces.
Sustainability influenced the project from the outset. Therefore, Virtus carefully reviewed the existing materials and identified opportunities for reuse and repurposing. This approach helped create a more economical fit-out while reducing unnecessary material replacement.
Strip-Out and Sustainable Material Reuse
Virtus began by removing the existing meeting rooms and office partitions to open up the floorplate. During the strip-out, our team identified materials suitable for reuse within the new scheme.
We also removed the existing floor finishes and prepared the workspace for its new layout. Meanwhile, the team stripped out the MF ceilings and temporarily removed the existing metal pan ceiling tiles. This gave us access to carry out the necessary high-level alterations.
Rather than replacing the entire ceiling system, we introduced matching SAS metal ceiling tiles where required. As a result, the finished space achieved a consistent demountable ceiling while retaining appropriate existing elements.
Contemporary Cat A+ Office Fit-Out
Feature MF ceiling rafts with linear lighting create visual interest within the multipurpose areas. Furthermore, the new layout defines separate work and breakout zones, with each area benefiting from its own tea point or kitchen.
Throughout the sustainable Cat A+ fit-out, Virtus balanced practical workplace requirements with the contemporary design concept. This created a flexible office environment capable of supporting focused work, informal interaction and collaboration.
Flooring, Decoration and Acoustic Finishes
Virtus repaired and redecorated the existing walls throughout the floor. We also colour-matched selected areas to complement the overall design palette.
In addition, acoustic panels introduce colour and texture while improving acoustic performance in key areas.
New carpet defines the main workspace, while wood-effect flooring identifies the breakout and tea point areas. Consequently, the change in flooring helps distinguish the different workplace zones without creating physical barriers between them.
Lighting and Workplace Refurbishment
New lighting enhances the metal ceiling across the main work zone. Meanwhile, feature lighting highlights the breakout areas, tea points and reception.
These elements work alongside the ceilings, finishes and acoustic treatments to give each part of the office its own character. At the same time, the consistent design language connects the different spaces across the floor.
External Terrace Refurbishment
The works extended beyond the internal office environment. Virtus installed new decking across the external terrace areas, helping revitalise the outdoor spaces and creating a stronger connection between the workplace and its terraces.
Delivering a Sustainable Cat A+ Fit-Out
The completed sustainable Cat A+ fit-out transformed a dated and heavily divided office into a contemporary, open-plan workplace. The new scheme provides capacity for more than 100 sit/stand work areas alongside meeting, breakout and kitchen facilities.
Importantly, the project also demonstrates how careful reuse and repurposing can form part of a modern office fit-out strategy. By retaining suitable materials and integrating them into the new scheme, Virtus combined sustainability, commercial value and contemporary workplace design.
