A project that had it all and full credit to the professional and site team for delivering this fabulous project and overcoming all logistical challenges.
The fire escape staircase project saw Virtus design and install a new seven-storey steel structure alongside extensive external and internal refurbishment works. Working with MNP Structural Engineers, Darling Associates and Hoare Lea, our team developed a solution that responded to several significant structural and logistical challenges.
The staircase cantilevers from one side and connects to the existing building at each floor. In addition, two 16-metre piles support the structure. Our team carefully positioned these to avoid existing mains cabling from a nearby substation.
Installing the Seven-Storey Fire Escape Staircase
Restricted access created a major challenge during installation. With limited space available, our team carefully coordinated the movement and positioning of the staircase components.
Once in place, the fire escape staircase received a Zircon expanded mesh panelling system. This provided the final external treatment to the new steel structure.
Façade and Fire Safety Upgrades
Alongside the staircase works, Virtus delivered an extensive external refurbishment package. First, our team removed the existing ACM cladding panels and PIR insulation.
We then introduced a new non-combustible insulation and fireproofing scheme. Working with the wider design team and Urban Change Group, we coordinated new powder-coated aluminium rainscreen panels. In addition, we installed fire-rated door sets at each floor level.
Fifth-Floor Office Refurbishment
Internally, Virtus stripped out the fifth floor and installed new HVAC, electrical, fire safety and security services. Furthermore, we introduced a feature SAS ceiling system to meet the employer’s requirements.
Our team also upgraded the WCs and lift lobbies. New lighting and bespoke wall tiling refreshed these areas, while specialist architectural metal panels introduced a distinctive finish.
Bespoke Reception Refurbishment
The main reception also underwent a significant transformation. Virtus introduced several bespoke joinery features, including curved terrazzo cladding panels, float-glass worktops and blackened steel wall panels.
Furthermore, Celosia Mutina terracotta blocks created a distinctive reception backdrop. LED feature lighting complemented the installation and enhanced the overall arrival experience.
Delivering the Works in an Occupied Building
Throughout the project, the building remained occupied. Therefore, careful planning and coordination played an important role in maintaining progress while completing the different workstreams.
Ultimately, the project combined a technically complex fire escape staircase with façade improvements, new building services and high-quality internal refurbishment. The finished scheme demonstrates Virtus’s ability to coordinate structural, architectural and building services works within a live commercial environment.
