Virtus were instructed by Colliers International, on behalf of Pontegadea UK Ltd to carry out the CAT A refurbishment, of the 5th Floor at 100 Wood Street in the heart of the City of London.
This CAT A refurbishment in a live office environment transformed the workspace while allowing occupiers to continue their day-to-day operations throughout the project. Working to a £1.1m contract value, Virtus delivered a comprehensive CAT A refurbishment in a live office environment, upgrading building services and enhancing key occupier amenities within a fully occupied building.
Building Services and CAT A Upgrades
As part of the CAT A refurbishment, the team removed redundant mechanical and electrical systems before installing new fan coil units and associated air-handling equipment. These upgrades improved building performance and prepared the space for future occupier requirements.
In addition, Virtus refurbished the raised access flooring and suspended ceiling system throughout the floorplate. Consequently, the completed space provided a high-quality CAT A environment capable of supporting a range of future workplace layouts.
Refurbished Workplace Amenities
The project also included the refurbishment of existing WCs, shower facilities, lift lobbies and the Level 5 reception area. By upgrading these shared amenities, the team enhanced the overall user experience and improved the quality of the workplace environment.
Furthermore, the refreshed reception area created a welcoming arrival experience, while the improved welfare facilities provided modern amenities for building occupants.
Delivering a Refurbishment in an Occupied Building
Delivering a CAT A refurbishment in a live office environment required careful planning and close coordination with the client and building management team. Therefore, Virtus phased the works to minimise disruption and maintain safe access throughout the project.
Despite the challenges associated with working in an occupied building, the team completed the refurbishment on programme and within budget. As a result, the client received a modern, flexible and high-performing CAT A workspace ready for future occupation.
