Located in central London, 107–113 Great Portland Street played a key role in our clients repositioning strategy. From the outset, the team targeted this mixed-use asset for transformation. However, the project had to proceed within strict commercial deadlines. Therefore, the team refurbished the live building under intense programme pressure. Meanwhile, they kept the site operational throughout delivery. As a result, every stage required careful planning. Ultimately, the project balanced speed, quality, and ongoing use.
However, the main challenge involved replacing pavement lights and shopfronts along Great Portland Street. At the same time, tenants continued to trade. Therefore, the team phased the works to avoid disruption. In addition, they protected public access and maintained tenant visibility. Consequently, businesses operated without interruption.
