Our office refurbishment London project at 55 St James’s Street transformed the fourth and fifth floors into high-quality Category A office space, ready for future tenant fit out. Located in the heart of St James’s, Mayfair, the project created flexible, modern workplaces while preserving the character of this prestigious commercial building.

Because the building remained fully occupied throughout the programme, our team planned every stage with precision. We worked closely with the building management team to coordinate access, deliveries and waste removal. In addition, we carefully scheduled noisy activities to minimise disruption, maintain safe circulation and keep the building operating as normal.

The office refurbishment included new suspended ceilings, raised access floors and fully integrated mechanical and electrical services. Our team installed heating, cooling, ventilation, electrical distribution, small power, programmable Delmatic lighting controls and remote energy metering. At the same time, we retained access to existing services within ceiling voids, floor voids and risers. As a result, the building can support future maintenance and adapt to changing tenant requirements.

We also upgraded the fire and life-safety systems throughout the floors. The works included fire detection, compartmentation, fire stopping, escape routes and access control. Consequently, the completed refurbishment fully aligned with the building’s fire strategy while meeting all compliance requirements.

Sustainability remained a priority from start to finish. Therefore, we selected responsibly sourced, recycled and low-emission materials wherever possible. The completed office refurbishment London project now provides an efficient, adaptable and future-ready workplace.
