Virtus’ DesignWorks team partnered with Foot Anstey to turn a blank shell at Broadwalk House into a sharp, brand-led CAT B workspace, balancing client and employee zones with smart planning, bold colour and a clean, contemporary finish.

Foot Anstey appointed Virtus to deliver a CAT B fit out at Broadwalk House in Exeter, transforming their completely blank canvas into a refined, bespoke workspace ready to meet the needs of both employees and clients.

Our Designworks department worked closely with Foot Anstey from the outset, the team established a clear brief that carefully defined operational requirements and spatial priorities. The result is a highly functional environment that balances professionalism, flexibility, and comfort throughout.

The space planning focused on creating a clear distinction between client and employee areas, while maintaining a cohesive aesthetic and consistent design language across the floorplate. Client facing areas were positioned close to the main entrance, with two dedicated client meeting rooms branching off of a bright, welcoming entrance lounge which functions as an informal, collaborative workspace, and capitalises on views across Southernhay gardens.

The layout of the open plan work area leverages the linear nature of the existing floor plate, maximizing access to daylight by positioning desking along the perimeter, with a clearly defined central circulation route through the middle.

Materiality and colour were central to expressing the Foot Anstey brand. A palette of warm neutrals is complemented by rich red, terracotta, and burnt orange accents introduced through soft seating, feature lighting, and bespoke joinery details. Together, these elements create a workplace that is unmistakably Foot Anstey’s own, marking an exciting new chapter for their Exeter team.
