Virtus’ DesignWorks team partnered with Foot Anstey to turn a blank shell at Broadwalk House into a sharp, brand-led CAT B workspace, balancing client and employee zones with smart planning, bold colour and a clean, contemporary finish.

Foot Anstey appointed Virtus to deliver a CAT B office fit-out at Broadwalk House in Exeter, transforming a blank canvas into a refined workplace tailored to the needs of both employees and clients.

From the outset, our Designworks team worked closely with Foot Anstey to define a clear brief and understand the firm’s operational requirements. Through a collaborative design process, we created a workplace that balances professionalism, flexibility, and comfort while supporting the day-to-day needs of the Exeter team.

Creating a Client-Focused Workplace

The space planning strategy established a clear distinction between client-facing and employee areas while maintaining a consistent design language throughout the floorplate. Consequently, visitors experience a seamless journey from arrival through to meeting spaces.

We positioned client-facing facilities close to the main entrance to create an intuitive layout. In addition, two dedicated meeting rooms sit alongside a bright and welcoming entrance lounge. This flexible space serves as both a client reception area and an informal collaboration hub while taking full advantage of the views across Southernhay Gardens.

Maximising Light and Functionality

Within the main workplace, the layout responds directly to the linear nature of the existing floorplate. Therefore, we positioned desking along the perimeter to maximise access to natural daylight and external views.

Meanwhile, a clearly defined circulation route runs through the centre of the office, improving movement across the workspace and strengthening connections between teams. As a result, the floorplate feels open, intuitive, and highly efficient.

Bringing the Foot Anstey Brand to Life

Materiality and colour played a central role in expressing the Foot Anstey brand throughout the office fit-out. A foundation of warm neutral tones creates a calm and sophisticated backdrop. In contrast, rich red, terracotta, and burnt orange accents introduce energy and personality to the workplace.

Furthermore, we incorporated these brand colours through soft seating, feature lighting, and bespoke joinery elements. Together, these carefully curated details create a distinctive workplace identity while enhancing comfort and visual appeal.

The Outcome

The completed CAT B fit-out delivers a high-quality workplace that reflects Foot Anstey’s culture, values, and ambitions. Moreover, the new Exeter office successfully balances client experience, employee wellbeing, and operational functionality.

As a result, Foot Anstey now benefits from a welcoming, brand-led workspace that supports collaboration, strengthens workplace experience, and provides a strong foundation for future growth.
