Our continued collaboration with the client is a testament to the quality of our work and our ability to consistently deliver successful outcomes in complex refurbishment projects.

This project transformed a tired commercial office into a high-quality CAT A workspace. The refurbishment modernised the property while responding to several significant logistical challenges.

The works included major structural alterations. These involved demolishing the existing lift shaft, reinstating concrete slabs and introducing a new staircase. However, the constrained site presented the main challenge. Occupied offices and a nursery surrounded the building, requiring careful planning throughout the programme.

Managing a Constrained and Occupied Site

Our team strategically planned the works to minimise disruption to neighbouring properties. We scheduled high-impact and percussive activities within designated timeframes.

These works included demolition of the lift shaft, concrete breakout and a phased roof strip. In addition, we carefully coordinated deliveries, site access and waste removal. This approach helped maintain site efficiency while meeting agreed local authority restrictions.

Building on a Successful Client Relationship

The project continued our successful relationship with the client following a previous high-specification CAT A refurbishment. As a result, our existing knowledge of the client’s requirements helped us plan and deliver the scheme with confidence.

Throughout the project, we maintained a collaborative approach and focused on consistent quality. This helped us deliver another workspace that aligned with the client’s vision. Moreover, the repeat appointment reinforces our position as a trusted partner across the client’s property portfolio.

Delivering a High-Specification CAT A Workspace

Despite the logistical challenges, our team completed the project on time and to a high standard. The CAT A refurbishment included a new lift and exposed high-level MEP services. We also extended and fully fitted out the WC cores and restored the existing timber flooring.

In addition, we installed a contemporary full-height, double-glazed shopfront. Externally, our team restored the façade and installed a new roof covering. We also completed a new rooftop plant enclosure, improving both the appearance and functionality of the property.

A Future-Ready Commercial Office

Through careful planning and proactive coordination, the project team created a high-quality, future-ready CAT A office. The refurbishment integrates modern building services while preserving the architectural character of the property.
