This refurbishment project successfully transformed an existing, tired commercial office space into a high-quality Cat A specification, delivering a modernised workspace while overcoming significant logistical challenges. While the works involved structural modifications, including the demolition of the existing lift shaft, reinstatement of concrete slabs, and the introduction of a new staircase, the primary complexity was managing the build within a constrained site, surrounded by occupied offices and a nursery.
The works were strategically planned and executed within designated timeframes to ensure minimal disruption to neighbouring properties. High-impact and percussive activities, such as the demolition of the lift shaft, breaking out concrete slabs, and the phased roof strip, were carefully scheduled to mitigate noise and minimise site congestion. Additionally, the coordination of deliveries, site access and waste removal, required meticulous logistical planning to maintain efficiency and compliance with agreed local authority restrictions.
This project marks a continuation of our successful working relationship with the client, having previously delivered a similar high-specification Cat A refurbishment for them. Our understanding of their requirements and expectations, enabled us to approach this scheme with confidence, ensuring a smooth and collaborative delivery process. Our ability to consistently provide high-quality office spaces that align with their vision, reinforces our standing as a trusted partner for their ongoing portfolio of developments.
Despite the logistical challenges, the project was successfully delivered on time and to a high standard of quality. The Cat A refurbishment included the installation of a new lift, exposed high-level MEP services, extended and fully fitted-out WC cores, restored timber flooring, and a contemporary full-height double-glazed shopfront. Externally, the façade was restored, a new roof covering was installed, and a rooftop plant enclosure was completed efficiently, enhancing both the appearance and functionality of the property.
Through careful planning, precise execution and proactive coordination, the project team delivered a harmonious and future-proofed Cat A office space, seamlessly integrating modern building services while preserving the architectural integrity of the building. The result is a high-specification workspace that meets contemporary standards and maximises long-term value for the client.
