The project commenced with the strip out of an existing redundant 2 storey Bistro forming part of a live office block located within the Covent Garden area.
This Covent Garden CAT A refurbishment began with the strip-out of a redundant two-storey bistro within a live office building in the heart of Covent Garden. The project transformed the former restaurant space and surrounding office areas to create a flexible environment ready for future occupation.
Office and Bistro Strip-Out Works
Following the removal of the existing bistro, the team completed a partial office strip-out and structural alterations within the basement. These works enabled the space to be delivered to a CAT A standard, allowing an incoming restaurant operator to undertake its own fit-out.
A key element of the Covent Garden CAT A refurbishment involved installing a fully fire-rated extract duct. The duct ran from the basement to roof level through an external lightwell and satisfied all local planning requirements.
Reception and Toilet Refurbishment in an Occupied Building
The project team refurbished the reception area and ground-floor toilet facilities while the building remained fully occupied. Careful planning ensured tenants maintained uninterrupted access throughout the works.
The team installed a new tiled reception floor and upgraded both lift lobbies without disrupting daily operations. They also completed the toilet refurbishment in phases so occupants always had access to essential facilities.
Managing Access and Occupier Constraints
The building’s restricted access and its proximity to neighbouring offices and residential properties created several challenges. To minimise disruption, the team scheduled all major works outside normal business hours.
This approach proved particularly important during the installation of the extract duct and external cladding. The team erected a full scaffold within the lightwell and completed the most disruptive activities during off-peak periods. As a result, tenants continued to occupy the building safely and comfortably throughout the programme.
