This London CAT A refurbishment saw Virtus transform an existing commercial building through extensive internal and external works. Appointed through a two-stage tender, we worked closely with the client team to develop the design from Stage 2 through to construction.
Throughout the process, careful cost management remained essential. Our collaborative approach helped progress the design while working within strict budget constraints.
Strip Out and Façade Refurbishment
Our team began by stripping the existing interiors back to the structure. We also removed the existing M&E systems and associated plant to prepare the building for its transformation.
Externally, we removed the existing façade, windows and roofing. We then remodelled the exterior to create greater symmetry and improve its relationship with the surrounding streetscape.
Structural Alterations and Reception
Internally, significant structural alterations allowed us to improve the building’s layout. In particular, we removed elements that had previously restricted the reception. As a result, the new design created a more open and welcoming arrival experience.
We also relocated the passenger lift and WC facilities to improve functionality for future occupiers. In addition, structural alterations to the terraces created valuable additional floor space.
CAT A Refurbishment and Interior Features
A key feature of the London CAT A refurbishment was the treatment of the main office floors. Our team exposed previously hidden structural coffered soffits and incorporated carefully considered lighting within these features.
Consequently, the soffits became a distinctive architectural element within the finished CAT A spaces.
Bespoke joinery also features throughout the main staircase, WCs and reception. A consistent design language connects these areas and creates continuity across the building.
Bespoke Artwork at Pollen Street
At the Pollen Street entrance, Virtus worked closely with the architect and artist on a specially commissioned public artwork. Our team helped progress the design from concept through manufacture and final installation.
This bespoke feature adds further character and identity to the refurbished building.
New M&E Systems
Alongside the architectural works, our team delivered completely new mechanical and electrical systems. The project also included a new rooftop plant area and associated screening.
The refurbishment combined structural alterations, façade improvements and upgraded building services with high-quality interior finishes. The completed scheme provides contemporary CAT A office accommodation while giving the building a stronger architectural identity.
