A thoughtfully designed office interior featuring a custom-built shelving unit with a mix of open and closed compartments, some styled with greenery. Adjacent to the unit, minimalist directional signage is integrated into the wall, guiding occupants to key areas such as the lounge, meeting rooms, and offices. The clean lines, neutral tones, and functional layout reflect a modern fit-out approach that balances aesthetics with wayfinding clarity.

The New Malden CAT A+ project at CI Tower transformed a 1,315 sq ft floorplate into two self-contained office suites. The scheme also created a shared breakout area and flexible boardroom and meeting space for occupiers.

Both suites benefit from elevated views across London and Surrey. In addition, each workspace includes a dedicated meeting room and tea point. These features provide future occupiers with greater flexibility and convenience.

The larger suite also incorporates a private breakout area. As a result, occupiers can choose between focused work, meetings and informal collaboration within the same workplace.

Designing a Premium CAT A+ Workplace

Throughout the project, our team focused on creating a premium environment with strong occupier appeal. Therefore, we selected high-quality finishes and carefully considered each element of the interior.

Furthermore, the layout maximises the potential of the available floorplate. The combination of private suites and shared amenities creates a flexible workplace designed around different ways of working.

New Malden CAT A+ Building Services

Virtus took possession of the space as a stripped shell and completed the office fit-out within a 16-week programme.

Alongside the interior works, our team designed and installed a comprehensive MEPH package. This included new lighting and perimeter fan coil units. We carefully coordinated the installations with the building’s existing fabric and design intent.

Bespoke Joinery and Biophilic Design

In addition, we introduced new furniture, bespoke joinery and carefully selected soft furnishings throughout the workplace. Biophilic elements further enhanced the interior and introduced a natural dimension to the overall design.

Together, these elements create a comfortable and welcoming environment while reinforcing the premium CAT A+ specification.

Completing the New Malden CAT A+ Project

The completed New Malden CAT A+ workspace combines functionality, flexibility and visual appeal. The two self-contained suites provide high-quality accommodation, while the shared areas offer additional opportunities for meetings and collaboration.

The finished project creates a contemporary workplace designed to appeal to prospective occupiers and maximise the potential of the available space.
