Yet another successful high spec fit out in The City!

Modern office lounge area showcasing a recent refurbishment and fit-out. The space is divided by an open shelving unit with decorative items and greenery, creating distinct zones. One side features two pink sofas with blue cushions, a round wooden coffee table, and an orange accent wall with potted plants, emphasizing a vibrant and welcoming design. The opposite side includes four grey armchairs, a matching coffee table, and three cylindrical ottomans, offering a collaborative seating arrangement. Large windows and ceiling lights enhance natural and artificial lighting, highlighting the refreshed, functional layout.

The Minories CAT B fit-out saw Virtus transform three floors at 30–33 Minories on behalf of Patrizia, following our appointment by Colliers. The project combined contemporary CAT B office accommodation with upgraded WC facilities and refurbished lift lobbies.

From the outset, our team focused on delivering high-quality office environments alongside upgraded common areas. In addition, careful coordination helped maintain progress across all three floors.

CAT B Office and Acoustic Upgrades

The CAT B areas incorporated new plasterboard and glazed acoustic partitions to create meeting rooms and private spaces. We also removed the existing ceilings and installed new SAS ceiling grids.

Furthermore, our team introduced LED lighting and ventilation grilles throughout the office areas. Together, these elements created a contemporary workplace with a consistent finish.

MEP Services at 30–33 Minories

Alongside the interior works, Virtus coordinated significant building services upgrades. We installed new HVAC systems together with updated fire safety and public health services.

In addition, we refurbished the existing raised access floor system rather than replacing it. Our team then installed new underfloor power and data systems. We terminated these services into floor boxes positioned around the revised desk layouts.

High-End Tea Points and Floor Finishes

The Minories CAT B fit-out also included high-quality breakout facilities. New tea points incorporated integrated appliances and ceramic tiling, creating practical and attractive spaces for occupiers.

Meanwhile, the flooring specification combined Forbo carpet tiles with luxury vinyl tiles. The different finishes helped define individual areas while maintaining a cohesive design across the floors.

Lift Lobby and WC Refurbishment

Beyond the office accommodation, our team refurbished the lift lobbies and WC facilities. These improvements helped create a consistent experience between the CAT B offices and shared areas.

As a result, the project delivered improvements across both the occupier spaces and common parts of the building.

Delivering Ahead of Programme

Virtus completed the project one week ahead of the original practical completion date and within the client’s budget.

The successful delivery also strengthened our relationship with the wider professional team. The completed scheme provides modern CAT B accommodation supported by upgraded services, refreshed common areas and high-quality finishes.
