Collaboration played an important role throughout the scheme. From the outset, the wider team worked together to resolve challenges and maintain progress. As a result, Virtus completed the project on programme, within budget and to the client’s required standard.
Fit-Out Beneath a Live Railway
Working beneath an operational railway introduced several technical and logistical considerations. Therefore, careful planning and coordination remained essential throughout the programme.
The project involved the complete fit-out of two railway arches. Our team carefully coordinated each stage around the constraints of the existing structure and the live railway above.
In addition, the unusual geometry of the arches required a considered approach to several elements of the fit-out. This became particularly important when we progressed the new entrance glazing.
Bespoke Glazing and Value Engineering
The entrance glazing presented one of the main technical challenges. The existing archway provided inadequate fixing points for the proposed glazing system.
Consequently, our team developed a solution through value engineering. We strengthened the supporting frame to accommodate the glazing while responding to the constraints of the existing structure.
This approach allowed the team to overcome the installation challenge without compromising the overall design intent.
Delivering the Completed Railway Arch Fit-Out
Throughout the railway arch fit-out, close collaboration helped us respond quickly to challenges and maintain the programme. Furthermore, the team’s proactive approach supported effective cost management throughout the works.
Virtus delivered the project within the agreed £850,000 budget and 14-week programme. The completed spaces demonstrate how careful planning and value engineering can transform challenging existing structures into high-quality commercial environments.
Most importantly, the collaborative relationship between Virtus, the client and the professional team supported a successful delivery and a finished project that met the client’s expectations.
