Reception refurbishment formed the core of this project for Lothbury Investment Management, with Virtus transforming the building’s main entrance and associated communal spaces. Our team completed the strip-out and refurbishment of the reception, basement toilets and showers, ground-floor toilets, common areas and main lift cars.
As tenants remained in occupation, we carefully divided the works into four phases. This approach maintained access to essential facilities, reduced disruption and allowed the building to remain operational throughout the programme.
Phased Reception Refurbishment
We completed the main reception in two halves, allowing tenants to continue using the building throughout the programme. In addition, we carefully phased the toilet refurbishment so facilities remained available on either the basement or ground floor.
This approach allowed the project to progress while reducing the impact of construction on the building’s existing occupiers. Moreover, close coordination between Virtus, the client and professional team helped us manage each phase efficiently.
Common Area and Washroom Refurbishment
Alongside the reception refurbishment, Virtus upgraded several important communal spaces throughout the property. The scope included basement toilets and showers, ground-floor toilets, common areas and the main passenger lift cars.
By coordinating these works within one phased programme, we created a consistent finish across the shared areas while keeping the building operational.
Managing Logistics in an Occupied Building
Limited storage and welfare space created one of the main logistical challenges. To resolve this, we worked with the client to secure partial use of the building’s limited garage area.
However, space remained restricted. Consequently, we carefully scheduled deliveries to arrive shortly before installation. This just-in-time approach prevented materials from accumulating on site and helped the team maintain clear, efficient working areas.
Overcoming Reception Flooring Delays
The specified reception floor tile nosings created another programme challenge when delivery from Italy suffered a significant delay.
Rather than allowing this issue to affect the phased handovers, our team carefully retained the existing nosings during each stage. This allowed us to open each completed section in line with the programme.
Once the specified products arrived, we installed the final nosings in time for overall project completion. As a result, the team maintained progress despite a supply-chain issue affecting a key finishing element.
Successful Reception and Common Area Refurbishment
Virtus completed the reception refurbishment while maintaining access and essential facilities for the building’s existing tenants. Careful phasing, just-in-time deliveries and proactive problem-solving allowed us to overcome the project’s logistical and procurement challenges.
Following completion, the client and professional team asked Virtus to undertake further reception and common-area projects using the same site team. This continued relationship reflects the collaborative approach established during the project and the successful delivery of the works.
