A logistically challenging residential project in Shoreditch, but one the whole project team can be proud of!
The scope included the reconfiguration of the fifth and sixth floors. In addition, we constructed a new mansard roof extension with a steel frame and installed a new lift and smoke shaft. Together, these works maximised the potential of the existing building and created additional high-quality residential accommodation.
Transforming an Existing Building in Old Street
This Old Street residential redevelopment required a considered approach to the existing structure. We maximised the available floor area to create bright, spacious homes that make effective use of the building’s central London location.
In addition, the upper floors offer impressive views across the London skyline. Each apartment features a contemporary kitchen and bathroom, while selected homes also benefit from full underfloor heating.
The combination of refurbishment, extension and internal reconfiguration allowed Virtus to unlock the potential of the existing commercial property. As a result, the building gained a new purpose as a contemporary residential development.
Complex Residential Redevelopment and Construction
However, the project presented several significant logistical challenges. The building occupies a busy one-way street close to Old Street Junction and sits within a densely populated urban environment.
Therefore, our team carefully coordinated deliveries and waste management throughout the programme. This approach helped us minimise disruption to surrounding businesses, residents and road users while maintaining progress on site.
Furthermore, key stages of construction required temporary road closures to accommodate crane lifts and other major activities. Careful planning and coordination remained essential throughout these operations.
Managing Challenging Old Street Site Logistics
The site itself created further constraints. Access relied on a single staircase, while the building provided no dedicated space for storing construction materials.
Consequently, we implemented a strict just-in-time delivery strategy. This allowed materials to arrive when required rather than occupy valuable working space. More importantly, the strategy helped the site team maintain an efficient programme despite the restricted access and storage conditions.
Proactive stakeholder engagement also played an important role. By carefully coordinating deliveries, road closures and construction activities, we maintained progress while operating within a challenging central London environment.
Residential Redevelopment Old Street Completion
Through careful planning, effective site logistics and proactive project management, Virtus successfully completed the residential redevelopment Old Street project.
The completed scheme provides 16 high-quality apartments in a highly sought-after London location. Ultimately, the project demonstrates how considered refurbishment, structural extension and intelligent reconfiguration can maximise the potential of an existing commercial building and create modern residential accommodation.
